The power demands of artificial intelligence computing are reshaping the real estate investment trust sector. Data centers now consume electricity at levels comparable to small cities, and the landlords who own these facilities are seeing steady revenue growth as a result. Four data center REITs stand out for their combination of rising dividend payments and exposure to the AI infrastructure buildout, though their fundamentals diverge in important ways.
Demand for hyperscale and colocation capacity has accelerated as cloud providers and AI developers race to secure space and power. That tightness in supply has pushed rents higher and improved lease terms for landlords. Several REITs have responded by raising payouts to shareholders, supported by long-term contracts and high occupancy rates.
Not all of these companies carry the same risk profile. Some rely heavily on a small number of large tenants, which concentrates exposure if a major customer slows spending. Others carry heavier debt loads that could pressure dividends if borrowing costs remain elevated. Power availability has also become a limiting factor in key markets, delaying new capacity and complicating growth projections.
Investors weighing these names should look beyond headline dividend increases and examine payout ratios, lease duration, tenant concentration, and access to electricity in core markets. The AI tailwind is real, but the four REITs are not equally positioned to capture it while keeping their distributions secure.
