He also stresses the importance of location and cash flow over flashy renovations. A modest duplex in a growing suburb, he says, will beat a luxury condo in a stagnant market every time.

For those still hesitant, Nepola points to history. Every recession has been followed by a recovery, and every housing cycle has eventually set new highs. The families that bought during the 2008 crash or the 2020 slowdown are now sitting on significant equity. He believes the same will be true for buyers who act now, even with today's challenges. The secret, he repeats, is not finding the perfect deal but starting the habit of ownership. From one hundred dollars to a full portfolio, the journey begins with a single step.
