Developers buy 40-acre Charlotte County tract

A limited liability company along with two private investors has closed on a 40.26-acre property located on Bermont Road in Charlotte County. The transaction totaled $2.3 million, according to public records. The group plans to use the land to build a new residential development called Calusa Creek, which will sit directly next to the existing neighborhood of the same name.

The purchase marks an expansion of the Calusa Creek community, which already features single-family homes in the area. The newly acquired tract will allow developers to add more housing units to the master plan. Local real estate sources indicate that the project will likely focus on family-oriented homes, though specific lot counts and pricing have not yet been announced.

Charlotte County has seen steady demand for new housing, driven by population growth from retirees and young families moving to Southwest Florida. The Bermont Road corridor offers access to major highways and is close to shopping and schools. The developers have not released a timeline for construction, but site work is expected to begin after permitting is finalized. The sale was recorded earlier this month.
