Kansas City homeowner warns of invalid contract in potential real estate scam

A Kansas City resident is speaking out after nearly falling victim to what he believes is a real estate scam involving a fake contract. The man, who owns a home on the city's east side, says he was approached by a buyer with an offer that seemed legitimate at first, but a closer look revealed the paperwork was not legally binding.

The homeowner, who asked to remain anonymous, said the contract looked professional and included standard clauses, but key details were missing or incorrect. He noticed the legal description of the property did not match city records, and the buyer's signature line was left blank. When he questioned the agent representing the buyer, he was given vague answers and pressure to sign quickly.

"I almost signed it because everything looked normal on the surface," he said. "But something felt off, so I had a lawyer review it. That is when I found out the document had no legal standing."

The man says he wants other homeowners to be cautious, especially those selling without a realtor. He advises anyone receiving an offer to verify the contract with a licensed attorney or title company before signing. Scammers often target older homes or properties in less active markets, hoping sellers will skip due diligence.

Local real estate experts echo his warning, noting that invalid contracts can be used to delay a sale, steal personal information, or even file a fraudulent lien on the property. They recommend checking the buyer's identity, confirming the contract meets state requirements, and never accepting a deal that requires upfront fees or wire transfers.

The homeowner has since reported the incident to the Missouri Attorney General's office and hopes his story will prevent others from becoming victims. He is still planning to sell his home, but now only through a verified agent with a clear, enforceable agreement.
