A California-based real estate affiliate, KBS, has officially placed the Legacy Town Center I-III office campus in Plano up for sale. The property consists of three Class AA office buildings, a designation that reflects both their high-end construction and premium location within the Legacy business corridor.
The campus has long been a fixture in the North Dallas suburbs, known for its walkable access to restaurants, retail, and the nearby DART rail station. That mix of amenities and transit connectivity has historically made it a draw for corporate tenants seeking a live-work-play environment. The buildings themselves offer a substantial amount of leasable space, though the current occupancy rate was not disclosed in the initial listing materials.
KBS, which has been active in the Texas market for years, appears to be repositioning its portfolio. The sale comes at a time when office properties across the country are facing headwinds, with many companies downsizing or shifting to hybrid schedules. However, Class AA assets in strong suburban submarkets like Plano have continued to attract investor interest, particularly from private equity groups and foreign capital looking for stable yields.
Brokers familiar with the listing suggest that the asking price will likely reflect the quality of the asset, but also the realities of today's lending environment. The sale process is expected to draw offers from both institutional buyers and regional developers who may see redevelopment potential in the site. For now, the campus remains fully operational, with existing tenants continuing their normal business operations. The timeline for a potential sale has not been set.
