PCCP has wrapped up fundraising for its latest real estate equity and credit funds, pulling in $5 billion combined. Both vehicles finished above their hard caps, a sign that investor appetite for real estate debt and equity strategies remains firm despite broader market uncertainty.
The equity fund and the credit fund each drew support from a mix of existing and new limited partners. Public pension systems were among the largest backers, committing capital as they look to lock in steady returns from property markets. The oversubscribed outcome suggests that well established managers with long track records can still raise money at scale, even as many peers face a tougher fundraising climate.
Demand for real estate credit has grown as banks pull back from construction and bridge lending. That retreat has opened room for private funds to step in, often at higher spreads than were available a few years ago. On the equity side, investors appear willing to commit capital where they see opportunities in sectors such as housing, industrial space, and select commercial assets.
PCCP said the new capital will be used to pursue a range of investments across its target markets. The firm did not disclose specific deal pipelines, but the size of the raise gives it significant firepower to compete for assets and loans over the next several years.
