Real estate agents say this home upgrade is a must-have in Bay Area

Real estate agents across the Bay Area are reporting a shift in buyer expectations that is reshaping how homes are marketed. While granite countertops and hardwood floors remain popular, a new amenity is climbing the priority list: a dedicated electric vehicle charger. According to several local agents, having a Level 2 EV charger installed in the garage or driveway can be the deciding factor that tips a potential deal in a seller's favor.

The logic is straightforward. The Bay Area has one of the highest rates of EV adoption in the country. Buyers who already own an electric car see a pre-installed charger as a major convenience, saving them the hassle and cost of installation. For those considering a future purchase, it signals that the home is modern and ready for the transition away from gasoline.

But the upgrade does not come cheap. Installing a Level 2 charger can cost anywhere from 500 to 2,000 dollars, depending on the existing electrical panel capacity and the distance from the panel to the charging location. In older homes with outdated wiring, the cost can climb higher if a panel upgrade is needed.

The return on investment is harder to pin down. Agents say it rarely adds a specific dollar amount to the home's appraised value, but it can make a property more attractive in a competitive market. In a situation where two similar homes are being considered, the one with the EV charger often wins. Sellers should view it less as a direct value boost and more as a strategic move to remove friction for a growing pool of buyers. For now, in the Bay Area, it appears to be a worthwhile bet.
