Ten thousand people are hitting retirement age every day in the United States, and there is currently more than $34 trillion worth of home equity that lenders see as a massive opportunity. As seniors look for ways to supplement fixed incomes amid rising costs for food, healthcare, and utilities, a lesser known financial tool is drawing more interest: the reverse second mortgage.
Most homeowners know the traditional reverse mortgage, which replaces an existing mortgage and allows borrowers aged 62 and older to convert part of their equity into cash. A reverse second mortgage works differently. It sits behind the first mortgage rather than paying it off. That structure lets homeowners who still owe money on their original loan tap into the equity they have built up without refinancing their entire balance.
The appeal is straightforward. A borrower with a low interest first mortgage may not want to give up that rate by refinancing everything into a new reverse mortgage. A second lien allows them to leave the primary loan untouched while accessing additional funds. Proceeds can be taken as a lump sum, a line of credit, or monthly payments.
There are real costs to weigh. Closing fees, insurance premiums, and interest charges add up, and the loan balance grows over time because no monthly payments are required. Borrowers must also keep up with property taxes, homeowners insurance, and maintenance, or risk default. Counseling from a federally approved agency is required before signing.
For retirees who plan to stay in their homes long term and hold significant equity, a reverse second mortgage can offer flexibility. For others, the math may not work. As with any major financial decision, comparing options and seeking independent advice remains essential.
