Scottsdale real estate market stronger than the Valley

New data from Phoenix REALTORS shows Scottsdale's real estate market is holding up better than the wider Valley area through the first seven months of 2026. While existing single-family home sales across Greater Phoenix rose 5.1% compared to the same period last year, Scottsdale posted a noticeably stronger gain, with sales climbing 8.3% year over year.

The report also highlights a tighter supply picture in Scottsdale. Active listings in the city are down about 12% from July 2025, while the rest of the Phoenix metro has seen inventory levels grow modestly. That gap is pushing median prices in Scottsdale higher, with the current median price sitting near $1.15 million, up 6.7% from last year. By contrast, the Valley-wide median price increased just 3.2% to roughly $475,000.

Agents in the area say the demand is coming from a mix of out-of-state buyers and local move-up purchasers, many of whom are drawn to Scottsdale's limited land supply and established neighborhoods. Days on market are also shorter in Scottsdale, averaging 28 days versus 41 days for the broader region. The report notes that homes priced under $1.5 million are seeing multiple offers, while the luxury segment above $3 million is moving more slowly, though still better than in other parts of the Valley.

Industry observers expect the gap to narrow in the fall, but for now, Scottsdale remains the strongest pocket of the Phoenix housing market.
