Today's Mortgage Rates, June 7: 30‑Year Fixed at 6.38%, Monthly Payments Rising

Mortgage rates ticked higher again on June 7, 2026, with the benchmark 30-year fixed loan averaging 6.38%. The 15-year fixed rate rose to 5.74%, while the 5/1 adjustable-rate mortgage (ARM) settled at 6.32%. This marks a continued upward trend that has been squeezing homebuyers' budgets for weeks.

The main driver behind the latest increase is persistent inflation data and the Federal Reserve's cautious stance on cutting short-term interest rates. Bond yields, which mortgage rates often follow, have been climbing as investors price in a longer period of tight monetary policy. For the average borrower, this means a higher monthly payment compared to just a month ago. On a $350,000 loan, the difference between today's 6.38% rate and last month's 6.10% adds roughly $60 to the monthly payment.

Homebuyers are adjusting by looking at smaller properties or considering adjustable-rate loans for lower initial payments. Some are waiting on the sidelines, hoping rates will dip later in the year. Lenders advise locking in a rate if you find a home you can afford, as forecasts remain uncertain. With summer buying season in full swing, the combination of rising rates and elevated home prices continues to test affordability across the country.
