Zillow loses access to thousands of home listings amid bitter legal feud

Zillow has been cut off from thousands of home listings in several major markets, the result of an escalating legal battle with a key data provider. The real estate platform confirmed it can no longer display certain property details from the affected areas, leaving potential homebuyers with incomplete information.

The dispute centers on a contract between Zillow and a company that supplies listing data from multiple regional multiple listing services, or MLSs. These are the databases that agents use to share and syndicate homes for sale. Without access to this feed, Zillow's website and app now show fewer active listings in cities including parts of Texas, Florida, and the Midwest.

In response, Zillow has asked a federal court for a preliminary injunction. The company argues that the data provider is violating antitrust laws by cutting off access and that the move unfairly harms consumers. Zillow claims the provider is acting in coordination with traditional real estate brokerages that see the online platform as a threat.

The data provider, meanwhile, says Zillow breached their agreement by using the listings in ways that were not authorized. It also argues that Zillow has been trying to bypass local real estate rules and that the termination of the data feed was justified.

The legal fight is part of a broader industry struggle. Traditional real estate groups have long viewed Zillow as a disruptive force that siphons away agent commissions and controls how consumers see the market. Zillow, for its part, has been pushing for more direct access to listing data, arguing that the current system is outdated and anticompetitive.

A hearing on the injunction request is expected in the coming weeks. Until then, users in the affected markets will have to rely on other sources for complete listing information.
