Dallas-based TestFit has opened its real estate feasibility platform to outside AI assistants, allowing tools like Claude and ChatGPT to directly run site studies. The company added support for the Model Context Protocol, or MCP, which is the same open standard that lets AI apps pull data from files and cloud services.
What this means in practice is that a developer or architect can ask an AI assistant to check whether a specific parcel of land can support a certain number of apartment units, and the assistant will call TestFit's engine to generate massing models, unit counts, parking layouts, and cost estimates. Previously, users had to work inside TestFit's own interface to run those studies.
The move is part of a broader push to make feasibility analysis less of a manual, click-heavy process. TestFit's software already automates much of the early-stage design work, but the MCP integration removes the need to switch between a chat window and the platform. An AI can now iterate on dozens of scenarios in a single conversation, adjusting floor counts or setbacks based on user feedback.
TestFit says the integration is live now for users who connect their own AI assistant credentials. The company is positioning this as a step toward more conversational workflows in real estate development, where the back-and-forth between human and machine feels less like operating software and more like consulting a colleague who happens to be very fast at zoning math.
