Egypt’s real estate market needs unified data, digital IDs: Elbatrawy

Ahmed Elbatrawy, CEO and Founder of the Egyptian Real Estate Platform, is pushing for a major technological overhaul of the country's property market. His proposal centers on creating a single, reliable source of property data, issuing standard digital identities for developers and brokers, and ensuring real-time access to market information for all participants.

Elbatrawy argues that the current system suffers from fragmentation, where inconsistent records and a lack of transparency make it difficult for buyers, sellers, and regulators to operate efficiently. He believes an integrated and neutral technological solution is necessary to improve oversight and reduce risks such as price manipulation and fraudulent transactions.

The plan calls for a centralized database that tracks ownership, pricing history, and licensing status. Developers and brokers would receive unique digital IDs, making it easier to verify their credentials and hold them accountable. Real-time data feeds would also help investors make informed decisions rather than relying on outdated or incomplete listings.

Industry observers note that similar digital infrastructure has helped stabilize property markets in other emerging economies. If implemented, the framework could boost foreign investment and make homeownership more accessible for ordinary Egyptians. However, challenges remain, including coordination among government agencies, private firms, and technology providers. Elbatrawy's platform is expected to pilot some of these tools in the coming months.
