Downtown Worcester has marked the completion of Altitude Worcester, a project that turns two former office buildings into 198 apartments, making it the largest office-to-residential conversion in Massachusetts. The development also adds 22 affordable homeownership units, a detail that sets it apart from many similar projects focused only on rentals.
The conversion gives new life to buildings that had sat largely empty as demand for traditional office space declined. Instead of demolition, the project reused the existing structures, keeping the character of the downtown core while creating housing in a walkable area near transit, shops, and restaurants.
City officials and developers gathered to celebrate the milestone, pointing to the project as a model for how older commercial buildings can be repurposed to address the region's housing shortage. Supporters say the mix of market-rate apartments and affordable ownership opportunities helps create a more balanced downtown, where residents at different income levels can put down roots.
The opening also signals growing momentum for adaptive reuse across the state, as cities look for ways to turn underused offices into homes without building from scratch. For Worcester, the project adds foot traffic and activity to the city center, supporting local businesses and strengthening the case for further investment in downtown housing.
