Luxury homebuilder buys land near Falls Lake for $11 million

Luxury homebuilder Toll Brothers has closed on a significant land purchase north of Raleigh, paying $11 million for 126 acres adjacent to the Falls Lake reservoir. The property, located near the Shinleaf area, will become a new gated community called Shinleaf Preserve, featuring 61 single-family homesites.

The acquisition marks another step in the builder's continued push into the Triangle's upper-end housing market. According to Wake County property records, the sale was finalized earlier this month. The land sits close to the Falls Lake recreation zone, offering buyers direct access to boating, fishing, and miles of shoreline trails.

Shinleaf Preserve is planned as a low-density development, with lots sized to appeal to buyers seeking privacy and natural surroundings. Toll Brothers has not yet released starting prices, but homes in similar gated communities near the lake typically begin in the high $700,000s and can exceed $1.5 million. The builder expects to break ground on infrastructure later this year, with model homes ready by early next year.

The site was previously held by a local land investment group. The sale price works out to roughly $87,000 per acre, a premium reflecting the scarcity of developable waterfront-adjacent land in northern Wake County. Falls Lake has become a hot spot for custom and semi-custom construction, with several other builders also securing parcels in the area over the past 18 months.

Toll Brothers already operates several active communities in the Triangle, including locations in Cary, Apex, and Wake Forest. The new project gives the company a direct foothold in the lake market, where demand has stayed strong despite higher mortgage rates. Local real estate agents note that buyers in this price range are often less rate-sensitive, paying cash or using large down payments.

The development will include a private entrance off a county road, with no public access to the community's interior streets. Homeowners will have access to a small clubhouse and walking trails, though the main draw remains the proximity to Falls Lake's 12,000 acres of water and 26,000 acres of protected woodlands. County officials have approved the preliminary plat, with final engineering still underway.
