Billionaire investor Peter Thiel has long warned that runaway property values are creating a generational disaster. In a recent interview, he pointed to what he called a "real estate catastrophe" that will deliver a massive financial blow to young Americans. Thiel invoked the 19th-century economist Henry George, noting that "the basic Georgist obsession was real estate" and that without careful policy, "you would get runaway real estate prices, and the people who owned the real estate would make all the gains in a society."
Are the numbers backing him up? Current data suggests Thiel may be onto something. Home prices have surged far beyond wage growth over the past decade. The median home price in the United States now sits at roughly five times the median household income, up from about three times in the early 2000s. Young buyers face a brutal combination of high mortgage rates, stagnant entry-level wages, and a severe shortage of available housing. Meanwhile, existing homeowners have seen their equity balloon, widening the wealth gap between those who bought before the spike and those trying to enter the market now.
Rental costs have also climbed sharply, eating up a larger share of young people's paychecks. Many are forced to delay major life milestones like marriage or starting a family. Thiel's warning echoes a growing concern among economists that the housing market is no longer just expensive but structurally broken. If his prediction holds, the next generation may find itself locked out of wealth-building entirely, while property owners continue to capture nearly all the gains.
